New Studio Help Required

Hi all,

I`m looking at renting out some space for a studio in the new year and have had a look at some places recently and the prices for rental vary quite a bit, some places charge about 125 p/w for 400 sq ft while others I am told charge about 50 p/w for the same size (told from someone who rents in this particular mill). If its ok to ask I would like to know what you pay and what size you get for that.........if this is ok some pictures of your studio set up would be much appreciated also.



If this is an unreasonable question then fair enough I am never quite sure what is ok and what not to ask. Not sure if this is the place to put this either but it was the best place I could think of.

What are you using your studio for? people, items, cars etc...
 
Interesting question you ask there.

Though I don’t have a studio and have never rented one in the UK, I would be inclined to ask you a few questions, as I am sure anyone answering would need a bit more information from your side!

Is this to be for your private use? Or are you looking for a commercial studio where you have clients coming in?

Do you already have your needed equipments, or are you going to buy all that?
If this is for your private use, and it seems this will not be on site of where you currently live, how often would you use this?

Have you looked at the option of renting out a fully kitted studio? It is more expensive, if you tend to use this a lot; but you’d have to do your cost calculations and see where is your breakeven point?

If this is for commercial use, have you looked at a longer lease term, quarterly, semi-annually, or even an annual contract? I have a flat in London that I rent out, the earnings are a lot less, because I’ve opted to rent it out on an annual contract basis. There is the advantage, being that I don’t have too many different tenants in there, and I don’t have “idle” time when the flat is not occupied. Had I opted for a weekly contract, I may have been able to get 3x or even as much as 4x the rent, but at a much higher cost of management and trouble.
 
Oh yes, and as fletch5 asks, what do you plan to shoot in there?
 
Not much to add to the above, except that space in a mill building needs to be cheap, maybe £4 per foot p.a. in my area and probably about the same in yours.
The figure you quote is £30.76 per foot p.a.

I once rented studio space in a converted mill building. The rent was cheap but security was non existent, the stairs and corridors were filthy and other tenants had the nasty habit of leaving the lift doors open on their own floors. If that wasn't enough, the owners re-sold electricity to the tenants at a very inflated price.
 
Mainly I aim to shoot people but there will probably be some product photography as well, a motorbike would be about the bigest item I would be looking at (so I guess i will need good access). To begin with it would just be for personal use with the intention of using it (after a period of say a year) commercially. I would personally be using it as often as possible (at least once a week). The equipment I will have to buy, its basically a change of what I wan`t to photograph.
