As promised for DF and anyone else if they need the info too.

Our conservatory started off being a 3 x 3m square Edwardian. After time it grew to 3.8 x 3.8m. Rough cost is £100 per 100mm.

We had 4 companies round to quote, the prices for like-for-like fell between £6500 - £11000. This is the main reason why you have to shop around and also find out about/see previous work done. That way you can then decide if you are happy with the price be it cheap or expensive for the end result.

After some haggling we went from £9500 down to £8600.

This included all building work (I supplied the bricks and blocks) the conservatory itself, 35mm poly roof with 'Heatguard Coating', 'K' glass in the windows, the internal plastering and skirting etc., all the electrics including ceiling fan, sockets, cables ready for wall lights and usual 10 year warranty.

Additional items were - paint etc..wall lights £60, blinds £230 for 2 doors and 6 windows, wood floor and underlay (B&Q) £250 in sale, £1000 for sofas and beanbag, £190 for electric rads plus £40 for timer control, £600 for TV/DVD Home Cinema/stand and just a few ornaments.

Total spend to nearest pound I would say around £10,100 ish, £1000 cheaper than 1 of my original quotes.
(Yes a 1DsMkII and 'L' Glass did cross my mind with a nice cheap patio to go with it!! Oh well)

Below are a dozen pics showing roughly the stages of the build, time scale from start to actually having it ready for first paint was 4 weeks (allowing 1 extra week for drying out, so only 3 weeks to build)

although the choice of building one and buying a new house with one is still looming heavy on the horizon.

I could be faced with going back to a 25year sentence :suspect:

btw, did you need planning permission for the high wall on your neighbours side?
 
I know is may sound daft but there's only 2 of us in a 4 bed house, but we've still managed to fill it, so the extra space this has made is great.

Hard choice I know, but the cost of the conservatory should 9/10 put that value straight onto your house. But I see what you mean with buying a new house with one already built. Hey it's only money, spend it now, don't leave it for the kids go for the 25 year sentence, I've got 24 years to do, if I'm lucky might get out on parole (lottery):lol:

Nope didn't need planning permission, as long as it's under 7sq meters and it's not all brick walled.

Just phone your local planning dept. they are very helpful and will tell you all the ins and outs.
 
i've got the details here for a couple of 3 bed detached houses which all have cons. on :)

the main thing they also have is a decent sized garage, our current house doesn't have one.
I have plans of building a westfield as a plaything so 2 extra rooms for me to play not to mention a utility room for swmbo to play in ;)

Just don't know if i want to double my payments and add another 10 years :eek:

DF - We made the mistake when we bought our first house in 1999, we were very cautious and didn't push ourselves at all £59,000 3 bed detached - £53,000 mortgage.

When we sold it in 2005 we got £152,000 for it. Which was a good profit, but it could have been better as we could have easily afforded to go to £75-80,000 the first time. This house we're in now, we pushed ourselves and I'm glad we did as we've now moved further up the ladder. If poop hits the fan, we'll just down size.
 
my current mortgage is a wee bit higher than yours was for a semi, doubling it almost is a scary thought, It's a massive thing to sleep on ;)

but to get a detached pad, with the 'greenhouse' and the other bits and bobs is something to aim at :)

My opinion is that you only live once so why not go for it! My mortgage is well over double what Glen's first mortgage was.. and that's for a 3 bed end terrace :lol: (and I had a £40K deposit :eek:). How I love life in the rip off south :exit:
 
I just Pm'd DF with my current mortgage thought it was too shocking to view in a public area....:eek: :eek:

We actually had a result about 3 weeks ago, when we moved in our council tax banding was 'E', we could have submitted a claim to have it reviewed but I thought nothing would happen and I just didn't have time or could be bothered. My next door neighbour did go ahead with, anyway, the result came back and just before it would have gone to tribunal, the day before, the council decided to drop the band to 'D' MAJOR result for everyone (5 houses our size). So from a tax bill for this year of £1772 we are now down to £1447 ish, this also was back dated to may 2005, £256 via cheque and the rest of this years payments cut by £75. :love: :clap:
