I'm thinking about selling part of my garden to my neighbour. Wondering if a solicitor is really necessary or if it is reasonably simple to do it yourself through Land Registry.

Grateful for any advice from someone who has done this,

Thanks,
AL

An interesting question more so possibly depending on what your deeds say on any covenants or 'charges' attached to the ownership of the land?

So, never done it but can only surmise that you need a surveyor to show the area and size(s) concerned and then a legal contract......................all to avoid potential dispute between you both or any potential future purchaser of your house.

I can't advise but something that came to mind is, do you have a mortgage? If so, then I think you will need to contact the lender as the mortgage will be related to the whole property, house and garden.

You will need a solicitor... not that expensive (relatively)

Probably need a solicitor. But I think any problems might be rooted in why you & they want to do this. It might just be you’ve got a lot of land and he wants more garden but if it’s to solve some problem or eg they want to extend the house or pull it down and put more on the plot thenits a different matter :(. A solicitor is likely (but not certain!) to point out any pitfalls.

Anyone actually done this?

Maybe not?

Perhaps you have Google searched but if not I have found various links here that are maybe (more?) useful than posing the question on a photography forum

you dont need a solicitor as you will just need to inform the land registry of the change to your boundary, i did it with a house a few years ago.
Sold a small portion of land (yard) to neighbour. To be fair its a bloody good idea, i sold part of a yard so the guy could get his car to the rear of his property he even paid for all the fencing etc and i pocketed £14,000 for almost zero loss to the value of the properrty.
