Query on boundary changes, flying freehold

Seeing as I recently saw another thread I figured I would ask this question to get some knowledge.

I own two houses outright they are in a joined terrace.
one of the houses (house 1) overhangs into (house 2) with a bedroom over the kitchen.
this has been like this for decades, we have now reverted the change so the houses walls are back as they were and the house 1 is now smaller as it has given that room back to house 2. I am now looking at selling the houses over the next year.

are you following.

my question is does anyone know the best route towards getting this change made on the deeds/plans etc.
I am assuming it would be a land registry change.

I appreciate it will be some kind of legal job but would like to know the outline of the job.

So the Flying Freehold which currently belongs to Property A, will be transferred to Property B, you're the owner of both and as such no money and no mortgage is involved?

Looks like it might just be a simple form from the Land Registry and a £40 fee, I'd just call them direct

If you sell either house you will presumably have a solicitor do the conveyancing - I would think it was a part of their job.

The land registry fee depends on the amount of money changing hands, so cheaper if it's dealt with first

yes i would like to have the changes made prior to sale for ease.

Don't forget to inform the valuation agency as well after the deeds have been changed such that the appropriate council tax banding will be applied.
