Looking for studio

Hi bit of a random question, I am looking at buying/renting a studio not for hour but to be mine. At the mo i have a 300sq foot room but it hasn't got that studio feeling as it is in with an old building with many other office and i have to walk round a big old building until you enter my room.

Just getting a feel what others look for as all i got is shot to one wall and it is a white black and gray vinyl can do the white wall thing in that room.

Any Ideas?

just a room, who really cares where it is as long as its reasonably easy to find and big enough to get a multi-light setup in it?
iv seen many studios of different shapes, sizes, locations - the only thing that ultimately matters is whats in it and that you have all the gear required to take the shots.
