Letting Agent Fees (Landlord)

Hi all

Just trying to get a sense check on fees.

I've inherited a house in Gateshead (my family home) and I'm looking to rent it out on a 'Fully Managed' basis.

There are 2 or 3 agencies I'd consider renting through (ARLA members).

The fees one is quoting are;

- £400 initial fee
- 14% + VAT monthly
- £50 renewal (existing tenant)
- £200 re-let (new tenant)
- £0 inventory

Any thoughts?

I'm thinking they are slightly 'toppy'.

I was thinking more like 12.5% + VAT for the ongoing and a lower initial fee.

most estate agents do lettings compare them all in that area is what I'd do
 
I would speak to as many other landlords as possible as some agencies just take your money and do very little to keep an eye on your property. I do appliance repairs for quite a few local agencies around here and the service you get varies a lot, so it's not just what they charge to consider.
 
I thought it would be cheaper up north!!

I will check out the other agents but TBH the 3 agents seem to have the most on their books.

My decision won't just be about price but I have to be concious of it.
