Finding a photo studio to hire

One mate had his studio above a flower shop on the high street.

I am thinking to do something similar but with a shop more family orientated.

I guess it will be a case of knocking at the doors and ask and convince the shop owner to use the space for a few hours on a Saturday.

What would you expect to pay for it?

I have just realised that the deal my mate had was probably not legal.
If the shop owner is paying rent for his shop he probably can't rent his unused storage space.

Anyway what are the options when I can't set up a studio in my home?
